The Callahan Residence

A single-family home with a 48-square-foot entry. No cabinetry, no hooks, no plan. We installed a custom bench with under-seat cubbies, a 6-hook matte-black rail, and a slatted teak mat system. The floor was sealed. The junk bowl was replaced with a key drop.

A complete architectural intervention. We removed a non-load-bearing wall to expand the mudroom from 60 to 140 square feet, installed hydronic heated stone floors, built a custom locker system with integrated lighting, and added a dog wash station with a hand-held spray and sealed stone basin.

Are your prices actually fixed, or do they change once you see the space?
Fixed. We built our pricing model around a consultation-first process — we review your photo, take measurements on a site visit, and confirm scope before you pay anything beyond the $250 deposit. If the scope changes at your request, we present a written change order before touching a tool. No surprises.
What if my entry is an unusual shape or size?
Every project we do is custom. Our packages are scoped by complexity and material scope, not by square footage alone. The Reset fits most standard entries under 60 sq ft. The Overhaul handles most family mudrooms. The Threshold is for anything that requires structural work or plumbing. If you're unsure, send us your entry for a free assessment.
Do you work with architects and real estate agents?
Yes — and we have a dedicated process for both. Architects get a CAD-ready spec package and a direct line to our project manager. Real estate agents get a staging-focused scope with a 5-business-day turnaround guarantee on The Reset package. Contact us directly for trade pricing.
What's included in the consultation?
A 30-minute call where we review your entry photo, discuss your household's specific needs (how many people, what gear, what the floor can handle), and confirm which package fits. After the call, you'll receive a written scope document and a project start date.
How far out are you booking?
Currently 3–4 weeks for The Reset, 4–6 weeks for The Overhaul, and 6–8 weeks for The Threshold. We hold slots with a $250 deposit at booking.
Do you handle permit applications for The Threshold package?
Yes. Permit management is included in The Threshold package. We've completed over 40 permitted mudroom renovations in Westchester, Fairfield, and Cook County and have established relationships with local building departments.
